The Southside is built on different geography. The pre-war inner-south around Woolloongabba, Coorparoo, and Annerley shares the character Queenslander stock you see in the inner-north — aging clay sewer lines and galvanised pipework are common. The mid-south corridor through Holland Park, Tarragindi, and Mount Gravatt was largely built between the 1960s and 1980s, where hot water systems and copper plumbing are now reaching end-of-service. Riverside suburbs like Bulimba and Cannon Hill have their own ground-water and slope considerations to plan around.
The Southside spreads from the river south to the Logan border, and the suburbs along the way differ widely in age, density, and infrastructure. Below is a quick map of the areas we cover most regularly.

Garden City Westfield precinct sits at the centre. Large-scale 1960s–80s residential development surrounds it, with significant commercial property along Logan Road.
Eastern Southside anchored by Westfield Carindale. Established suburban housing stock, well-served by the busway out to the Bayside east.
River-adjacent character precinct with ferry and busway connections to the city. Heritage homes and renovated Queenslanders are common, with riverside slopes adding their own infrastructure quirks.
Outer-south industrial and residential mix near the Logan boundary. Older established housing alongside light-industrial estates, with newer developments expanding south toward Parkinson.
Like the Northside, the Southside spans more than a century of housing stock — and the era a property was built in is usually a strong hint at what's likely to need attention. The notes below are general industry observations, not a guarantee of what's in any specific property.
Suburbs: Woolloongabba, Annerley, Coorparoo, Greenslopes, Fairfield, Dutton Park, Kangaroo Point.
Common issues for this era: Galvanised steel water pipes that can corrode internally and restrict flow, original clay sewer lines vulnerable to tree-root infiltration, and aging copper joinery where pinhole leaks may emerge over time.
Suburbs: Holland Park, Tarragindi, Moorooka, Mount Gravatt, Salisbury, Mansfield, Sunnybank, Robertson.
Common issues for this era: Hot water systems from this period are well past their typical 10–15 year service life and frequently due for replacement. Cast-iron drainage installed in this period can also be reaching end-of-life depending on conditions.
Suburbs: Eight Mile Plains, Rochedale, Parkinson, Algester, Wishart.
Common issues for this era: Modern PEX and copper piping holds up well in these estates. Most callouts here relate to blocked drains, hot water faults, fixture upgrades, and gas-fitting work that requires a licensed plumber.
Suburbs: Bulimba, Hawthorne, Cannon Hill, Norman Park, Camp Hill.
Common issues for this area: Riverside and slope-adjacent properties can sit on more variable ground conditions, with elevated water tables and ground movement putting added stress on underground pipework over time. Older heritage homes here often combine with renovation work that uncovers legacy infrastructure.
